Henderson in top 100 places to live and launch 2008

CNN Money launched its 2008 list of the top 100 best places to live and start a business in the US. This year, the city of Henderson managed to make the list, squeaking in at number 98 (Henderson was in the top 20 in 2006). Several reasons were cited, among these were the accessibility of parks (per capita more parks than any other city in Nevada), good urban planning and city funded business coaching.

Top Five Henderson Condo communities

With so much focus on Las Vegas, the city of Henderson some times gets overlooked. Henderson is still one of the fastest growing cities in southern Nevada and for good reason. It has a lot to offer. Henderson has more parks per capita than Las Vegas, the first master planned community (green valley), good schools and infra-structure. A lot of people that work in Las Vegas end up living in Henderson and home prices have gone up, so I put together my picks for the top five condo communities in Henderson.

Bella Vista condos are my overall first pick. They are brand new condos, located in Green Valley Ranch. Community amenities are good, and some condos come with a garage. They are also just across from the District, so there are plenty of entertainment, shopping and dining choices within a few minutes of the community.
Big Horn condos have a great location backed up to the mountain range. The community has fantastic views of the mountains and the Las Vegas valley. They are conversions done right. Great interiors, floor plans and amenties including free wireless internet.
Terra Bella condos are the only age restricted condominiums available in Henderson (Green Valley). Built by Westmark, they are more of a luxury condominium community that just happens to be age qualified. They also have huge floor plans available, up to 2,200 sf.
Prima condos at Lake Las Vegas are some of the most luxurious condos available. The community is surrounded on three sides by the Reflection Bay golf course. In addition to the Lake Las Vegas amenities, the community also has its own including a guard gated entry.
Avalon condos in Seven Hills are one of two condominium communities located in Seven Hills. They are a conversion like Big Horn and have been fully remodeled. The community is gated with two pools, covered parking and other amenities you would expect in this type of community.

These are my personal picks, based on location, community amenities, floor plans and price. There are hundreds of Henderson condos for sale, in another several dozen communities. Henderson gets its first green community

The city of Henderson is getting the first green, solar powered community in Nevada. The community of Sommerset features the latest solar technology and green construction techniques. This exclusive community of only 48 homes has three beautiful floor plans of one and two story homes. Homes size range from three to five bedrooms, starting at 1,626 square feet. Floorplans options include patios, den, teen retreats, game lofts and additional bedrooms. The homes include new GE technology in the SmartCommand Dashboard. The Dashboard will tell home owners about their water and power consumption, historical data and power production from the rooftop solar panels.

New Commercial Project in Henderson

Not all of the action will be taking place in Las Vegas. The city of Henderson has approved the largest resort to be built in city limits on an 80 acre parcel at the corner of St. Rose Parkway and Las Vegas Boulevard. The project, M Resort, Spa and Casino proposed $1-billion project includes an 11-story casino resort totaling 390 rooms and suites with 90,000 sf of gaming space and over 40,000 sf of meeting and conference space. Other planned amenities will include a large spa, canyon feature pool area with waterfalls, restaurants and other unnamed entertainment options.

The site is located about 10 miles south of the Las Vegas strip at an elevation 400 feet higher than most strip properties. The higher elevation should allow for some great views of the Las Vegas skyline and the surrounding mountains. Its reported that MGM Mirage Inc. is investing $160 million in M Resort.

It seems that commercial Henderson real estate is still going strong. because that's not the only commercial activity in the area. Another resort, Southern Highlands Resort is planning to develop a 100 acre parcel across from the M Resort site. It will be a mixed use project featuring approximately 600 hotel rooms, plus retail and entertainment space.
